What a steel structure erector does, and where the fabricator hands over
The fabricator makes steel. The erector puts it in the air, plumbs it, bolts it and hands over a frame that accepts cladding, decking and MEP. The interface point is the delivery note and the erection drawing, and that is where most site disputes begin.
The fabricator supplies marked members, base plates and cleats, primed surfaces, erection and GA drawings, bolt lists, the bolts themselves, and touch up paint.
An erection-only scope normally covers:
- Receipt and laydown of steel inside the site compound
- Setting out, base plate survey and shim packs
- Lifting, aligning, plumbing and final bolt torque
- Bracing, purlins, side rails and metal decking with shear studs
- As-built dimensional survey and punch list close-out
Excluded unless priced separately: grouting under base plates, fireproofing, cladding, roof sheeting, MEP supports, and painting beyond site touch up. Confirm those items in writing before mobilisation, because they are the usual source of variation claims on UAE industrial work.

Erection-only or supply-and-erect: picking the contract model
Erection-only suits a site where steel is already bought. Supply-and-erect suits a buyer who wants one party responsible for tonnage, delivery sequence and handover.
A main contractor should sub out erection when:
- The fabrication package is already awarded, or steel is arriving from an overseas mill
- The frame sits inside a civil programme with a fixed handover date
- Crane standing is tight and picks need planning against other trades
- Laydown space is shared with MEP, cladding and civil subcontractors
- There is no permanent rigging crew or lifting supervisor on the payroll
On most UAE industrial builds the two packages are split. Fabrication goes to the lowest qualified shop. Erection goes to a crew that owns its lifting plan, its banksmen and its torque records.

Erection sequence for a typical UAE warehouse or industrial shed
Sequence drives programme, and it is the same for a 40 t shed in Hamriyah as for a 600 t process building in KIZAD.
- Survey and prep. Check anchor bolt positions, base plate levels and concrete strength, then dry pack or grout the pads and set shims.
- First lift. Stand columns in planned bays, fit temporary guys or bracing, plumb to tolerance and snug the bolts.
- Primary frame. Install rafters, trusses and tie beams in a balanced sequence so the frame cannot rack.
- Secondary steel. Fix purlins, side rails, eaves and gable members, then torque the frame to drawing values.
- Bracing. Install vertical and roof bracing and tension the tie rods as specified.
- Decking. Lay metal deck, fix through the purlins and weld shear studs to the specified pattern.
- Handover. Touch up damaged paint, close the punch list and issue the as-built survey with torque records.
Crew, crane sizing and programme per ton
A standard erection crew for industrial steelwork is six to ten people: one supervisor, two or three riggers and banksmen, two welders, two bolters and a MEWP operator. Crane size is set by the heaviest pick at the worst radius, not by total tonnage.
- 50 t mobile crane for columns and beams up to roughly 10 t at 12 m radius
- 100 t to 160 t crane for long span trusses and pre-assembled frames
- 26 m to 45 m boom lift for bracing, purlins, decking edges and torque work
Expect 4 t to 8 t per crew day with loose members and 8 t to 15 t per day where frames are pre-assembled on the ground. A 200 t warehouse frame with decking runs 8 to 12 weeks of erection, and the fabricator delivery sequence usually decides the real pace.

Tolerances, bolting and third-party inspection
Tolerance is checked before the next bay goes up, not at the end. A frame that is 15 mm out on column plumb will not take cladding without packing.
Acceptance points under BS EN 1090-2:
- Column plumb: 1 in 500, or 10 mm maximum over a storey height
- Beam level: within 10 mm at the top flange
- Bolt torque: verified with a calibrated wrench, with a marked sample on every joint
- Welds: visual inspection on all site welds, plus UT or MT on full penetration joints
- Paint: DFT readings on touch up and site applied areas
Execution class drives the paperwork. EXC2 covers most warehouses and industrial sheds. EXC3 and EXC4 apply to heavy dynamic, crane gantry and process structures and pull in more NDT, more records and a longer ITP. Agencies such as TUV, Bureau Veritas and SGS are frequently named by the client or insurer, and the ITP is signed at each hold point. HSE and site documentation on UAE industrial estates
Each estate has its own gate process. Expect a permit to work, a lifting plan signed by a competent person, third-party crane certification with load test, third-party rigger and banksman cards, a method statement with risk assessment, hot work permits from Civil Defence, and a daily toolbox talk. Musaffah and ICAD apply strict gate pass and induction routines, KIZAD and Hamriyah free zone sites add contractor registration, and Dubai Industrial City work is usually governed by the main contractor HSE plan.
Steel structure erection cost per ton in the UAE in 2026
Erection-only pricing in 2026 sits between AED 700 and AED 2,400 per ton, and the rate depends on height, access, span and how much secondary steel and decking falls inside the scope.

Worked example. A 2,500 m2 industrial shed in Musaffah with a mezzanine and a short crane runway, about 200 t of structural steel. Erection-only at AED 1,150 per ton is AED 230,000. Add mobilisation, demobilisation and crane standing cost of about AED 20,000 and the erection subcontract lands near AED 250,000 over an 8 to 10 week programme. Supply-and-erect for the same tonnage typically falls between AED 4,500 and AED 7,000 per ton, which is worth modelling before you split the packages. Send the tonnage, drawings and programme and request an erection-only quote with a fixed per-ton rate.
What pushes the rate up: eaves above 10 m, spans over 30 m, night or Ramadan-shifted working, hot work restrictions, dense shear stud patterns, and cranes forced to stand far from the lift. Rate per ton falls as tonnage rises, so a 600 t distribution centre near Dubai Industrial City prices better per ton than a 40 t extension in Ajman or Umm Al Quwain. Can you erect steel fabricated by another shop?
Yes. Erection-only is the majority of what we quote, and we work from the fabricator erection drawings, bolt lists and mark numbers. We run a pre-erection check on connection geometry, bolt grades and base plate details before the first lift. Any shortage, mismatch or missing member is reported in writing on the day it is found.
Do you handle third-party inspection and ITP documentation?
We work to the project ITP and hold points, with torque records, weld maps, NDT reports from an approved agency and as-built dimensional surveys issued at handover. EXC2 covers most UAE warehouses, while EXC3 and EXC4 structures need more NDT and record keeping. Inspectors named by your client or insurer, such as TUV, Bureau Veritas or SGS, are coordinated by us.
