What a PEB is and where it wins over conventional structural steel

A pre-engineered building is a steel frame detailed as one system and delivered as a kit. Tapered built-up columns and rafters are welded, drilled and inspected in the factory, cold-formed purlins and rod bracing form the secondary frame, and the site crew bolts the parts together instead of welding them.

That approach gives you a lighter frame, a faster programme and far less site welding than a conventionally detailed structure.

Clear spans and column-free floor area

PEB frames run clear spans of 20 to 40 m as standard and can go beyond 60 m with deeper sections. For a warehouse in KEZAD or a production hall in ICAD, that means racking rows and forklift aisles can be set out without working around internal columns. A conventional portal frame at the same span usually needs more steel, or more columns, to carry the load.

Crane bays and heavy industrial loads

Tell the designer about an overhead crane at concept stage, not later. A 5 tonne crane on a 20 m span changes rafter depth, column section and foundation loads completely. Cutting a crane runway into a frame that was designed for gravity and wind load only is one of the most expensive corrections in any PEB steel building project.

Factory welding beats site welding

Shop welding happens with the piece rotated to a flat position, done by qualified welders, with the weld inspected before dispatch. Site welding overhead in wind and dust is slower, harder to inspect and harder to repair. On most industrial PEBs in the UAE, site welding is limited to small tie-in plates because everything structural arrives galvanised and pre-drilled.

For a 1,200 m² warehouse or light industrial shed, budget AED 252,000 to 384,000 for the steel and envelope package. That is the AED 210 to 320 per square metre band, and it lines up with roughly AED 8,500 to 11,500 per ton of primary steel on a frame that weighs 20 to 25 kg per square metre.

Typical line items behind that figure:

  • Primary steel, columns and rafters, hot dip galvanised to ASTM A123: AED 8,500 to 11,500 per ton

Approval of drawings runs in parallel with early fabrication on most jobs, which is why the total lands under the sum of the phases. Delays come from late client decisions on door positions, mezzanine loads, cladding colour and panel core. Each revision round adds one to two weeks to the whole programme, so freeze those items early.

Approvals and compliance in the UAE

In Abu Dhabi the design and building permit route runs through the Department of Municipalities and Transport and its Musandaq system, with a second layer of review from the zone authority that controls the plot. Inside KEZAD, ICAD or the Musaffah industrial zones that means a zone level NOC on top of the DMT permit, and each authority has its own drawing standards and submission sequence. In Dubai, permits go through DDA and DET, with Dubai Civil Defence reviewing insulated panel systems separately and DEWA handling the power connection.

Design compliance matters as much as paperwork. Wind load is normally calculated to ASCE 7 or BS EN 1991-1-4, with basic wind speeds near 45 m/s on the Abu Dhabi coast and higher exposure factors on open plots with no shielding from neighbouring buildings. Hot dip galvanising should be specified to ASTM A123 or BS EN ISO 1461 at a minimum 85 micron coating inland, and 100 microns or more within a few kilometres of the sea. For insulated panels, a PIR core is the default that civil defence accepts, while EPS cores are restricted on industrial buildings and refused in many applications.

How to spec and tender a PEB

Give every bidder the same performance brief so quotes compare like for like. A specification package for a tender should carry:

  • Clear span, bay spacing and number of bays
  • Eave height and ridge height
  • Roof slope, usually 1:10 or 1:12
  • Crane capacity, hook height and crane class where applicable
  • Mezzanine area and live load in kN per m²
  • Collateral loads, including solar PV on the roof
  • Cladding type, panel thickness and U value
  • Wind speed, exposure category and terrain
  • Galvanising standard and coating thickness
  • Doors, louvres, gutters, downpipes and skylights
  • Exclusions you expect, such as slab, foundations and MEP

Ask for tonnage, plate thicknesses and galvanising weight, not only a rate per square metre.
