PEB steel building Abu Dhabi: industrial buyer's guide
A PEB steel building in Abu Dhabi is a steel frame designed, fabricated and shipped as a bolt together kit, then erected on your plot in ICAD, KIZAD, KEZAD or Mussafah. For warehouses, workshops, labour accommodation and logistics sheds it is normally faster than a conventional hot rolled frame and cheaper at the same span.

What a PEB steel building is and when it beats a conventional frame
A pre-engineered steel building is not a weaker building. It is a different design method: standardised built-up sections, bolted connections and cold-formed secondary members engineered once and repeated across the frame.
Primary frames are welded from plate, usually tapered columns and rafters, with Z and C purlins carrying roof and wall sheeting. Everything is cut, drilled, marked and coated in the workshop before transport.
When PEB wins:
- Clear spans from about 12 m to 60 m with no internal columns
- Frame weight typically 15 to 30 percent lower than an equivalent hot rolled frame
- Fabrication in 4 to 6 weeks for a 1,500 to 2,500 m2 shed
- Bolted erection shortens site time compared with site welding
When conventional steel wins:
- Heavy EOT crane runways and very heavy floor loads
- Multi-storey industrial buildings
- Plant structures with concentrated point loads
For a single-storey warehouse, workshop or labour accommodation block, our pre-engineered steel building fabrication and erection route is almost always the sensible commercial choice.
Abu Dhabi PEB scope we fabricate and erect
One workshop supplies the whole package and one crew erects it, which is how tonnage, coating and delivery dates stay under control.
- Primary frames: tapered columns and rafters from 6 mm to 20 mm plate
- Secondary steel: purlins, eave struts, sag rods, flange braces, wind columns
- Bracing: cross, knee, portal and roof bracing
- Roof and wall sheeting: 0.4 mm to 0.6 mm colour coated profile or insulated sandwich panel
- Mezzanine floors, handrails, ladders, cages and platforms
- Monorail and EOT crane runway beams
- Gutters, downpipes, fascia, louvers and skylights

Approvals and codes for a PEB steel building in Abu Dhabi
No industrial shed in Abu Dhabi gets built without paperwork. Expect a building permit through DMT, a Civil Defence approval, and a developer NOC if the plot sits inside KEZAD, KIZAD, ICAD or Mussafah Industrial.
DMT governs municipal permitting across the emirate, with Abu Dhabi City Municipality, Al Ain City Municipality and Al Dhafra Region Municipality issuing under it. Civil Defence reviews the fire strategy: exit travel distances, fire rating applied to the frame, sprinkler provision and access for civil defence vehicles. Industrial zone developers add their own design review on top.
On the steel side, expect:
- Mill test certificates to EN 10204 3.1 for plates and sections
- Welding procedures and qualifications to EN ISO 15614 and EN ISO 9606
- Fabrication to EN 1090-2 or AISC practice
- Hot dip galvanising to EN ISO 1461 where specified
- Third-party inspection reports for structural welds
- Coating dry film thickness records
Design follows the Abu Dhabi Building Code, with wind and seismic loading checked for the plot. Coastal ground in Mussafah and KEZAD needs tighter corrosion protection than inland sites, which is why galvanised columns are common there.
PEB steel building cost in Abu Dhabi
Frame steel supplied and erected in Abu Dhabi generally runs AED 4,800 to AED 7,500 per tonne. A complete PEB shell, meaning frame, purlins, bracing, roof and wall sheeting, lands between AED 220 and AED 420 per m2 of covered area.
Worked example: 2,000 m2 warehouse in KEZAD
A 2,000 m2 warehouse with a 30 m clear span and 8 m eave height carries roughly 84 tonnes of primary frame. At AED 5,500 per tonne supplied and erected that is AED 462,000. Purlins, bracing and sheeting in 0.5 mm colour coated profile with 50 mm insulation at about AED 150 per m2 adds AED 300,000. Budget around AED 762,000 for the shell, or about AED 380 per m2. Foundations, floor slab, MEP, fire protection and permit fees sit outside that figure.
What moves the price
Tonnage and span are the biggest levers, because a 40 m clear span uses far more steel per m2 than a 20 m span. Sheeting gauge and coating, insulation thickness, fire rating on the frame, transport distance to site and crane access all shift the number too. Send us the plot, span and eave height and we will price it properly. request a PEB steel building quote in Abu Dhabi.
Timeline from purchase order to handover
A 2,000 m2 PEB shed in Abu Dhabi usually takes 10 to 16 weeks from purchase order to handover. Permits, not fabrication, are the main variable.
- Purchase order, deposit and design freeze: day 1.
- Approval drawings, structural calculations and shop drawings: 10 to 14 days.
- Submissions to DMT, Civil Defence and the zone developer: 3 to 6 weeks, run in parallel with fabrication.
- Fabrication, blasting and coating: 4 to 6 weeks.
- Delivery and frame erection: 2 to 3 weeks.
- Sheeting, insulation, flashings, mezzanine and secondary steel: 2 to 3 weeks.
- Inspection, snag close out and handover: about 1 week.
If your permit is already issued and the slab is cured, a straightforward 1,000 m2 workshop can be handed over in 7 to 9 weeks. Our steel fabrication and erection guides cover sequencing for individual packages in more detail.

How to choose a PEB steel building contractor in Abu Dhabi
Ask three questions before signing anything: who cuts the steel, who bolts it, and what documents arrive at handover.
- In-house fabrication. Ask for the workshop address and visit it. Contractors who trade the steel onward lose control of tonnage, coating and delivery dates.
- Erection crew on the payroll. Ask how many erectors and how many crews, then check Abu Dhabi erection crew availability before you release a deposit.
- QA documentation. Mill test certificates, WPS and PQR records, welder certificates, dry film thickness records and third-party inspection reports belong in the contract, not in a promise.
- Design and submission capability. Someone must produce shop drawings and structural calculations that DMT and Civil Defence will accept.
- Sector references. Warehouses, labour accommodation, workshops and logistics sheds matter more than carports.

Frequently asked questions
Is a PEB steel building cheaper than a conventional hot rolled frame in Abu Dhabi?
Yes for most single-storey industrial buildings. A PEB frame is lighter for the same span and bolted connections cut site labour, so the steel package usually lands 15 to 30 percent lower. Above roughly 60 m spans, or where heavy crane and floor loads apply, hot rolled steel can price better.
How long does a PEB steel building take from order to handover in Abu Dhabi?
Plan 10 to 16 weeks for a 2,000 m2 shed and 7 to 9 weeks for a smaller workshop where the permit and slab are already in place. Approval through DMT, Civil Defence and the zone developer is normally the longest single item, and fabrication runs in parallel with it.
Can a PEB structure span 60 m without internal columns?
Yes. Tapered built-up rafters can clear 60 m in a single span, though most warehouses in ICAD and KIZAD stay between 20 m and 35 m because wider spans use more steel per m2 and need bigger cranes on site. Past 60 m, a multi-span frame with internal columns is the cheaper answer.
Should I choose galvanised or painted steel for a PEB in Abu Dhabi?
Galvanising to EN ISO 1461 suits coastal and humid plots, and any frame left exposed for months before sheeting. A correctly applied epoxy and polyurethane system costs less and performs well inland when dry film thickness is verified. Many Abu Dhabi projects galvanise columns and paint rafters, or use galvanised purlins throughout.
Do you handle DMT and Civil Defence permits for a PEB building in Abu Dhabi?
We prepare the structural drawings, calculations and fabrication QA documents the submission needs, and coordinate with your consultant or ours. The building permit stays in the owner's name, so we work through you or your authorised engineer at the municipality and Civil Defence.
