PEB steel company Abu Dhabi: how to scope and appoint

A PEB steel company in Abu Dhabi designs, fabricates and erects the pre-engineered frame, secondary steel and cladding for warehouses, workshops, logistics units and plant shells. This guide covers what the package includes, what it costs in AED, which approvals apply and how EPC teams, developers and facility owners compare bids in 2026.

What a PEB steel company actually delivers

A PEB supplier delivers a building system, not a stack of steel. That means frames, secondary members, bracing, cladding, fixings and the crew that erects them, plus the design and documentation that tie the package to your structural submission.

  • Primary frame: built up tapered columns and rafters, usually for clear spans of 20 m to 45 m
  • Secondary steel: purlins, girts, eave struts and sag rods that carry the sheeting
  • Bracing: cross, portal and flange bracing designed for the site wind load
  • Roof and wall cladding: single skin with insulation, or insulated sandwich panels
  • Accessories: gutters, downpipes, flashings, fasteners, sealants, skylights, roller shutters and louvres
  • Ancillary steel: crane runway beams, mezzanine framing, walkways, handrails and stairs
  • Erection: setting out, anchor bolt survey, bolting, alignment, touch up and handover

For plants we also take stainless steel and GI welding scopes inside the same package, from platforms to process supports. If a bid covers frame and purlins only, you are still buying the rest from someone else and the interfaces become your problem. Our PEB steel buildings page lists the configurations we fabricate.

PEB vs conventional hot-rolled steel in UAE heat and dust

PEB usually wins from about 20 m clear span upwards, when speed matters and when the building is a simple industrial envelope. Hot-rolled wins on heavy crane loads, complex geometry and multi level process structures.

FactorPEB systemConventional hot-rolled
Clear span20 m to 45 m with few internal columns8 m to 20 m, heavy sections
Frame weightAbout 25 to 35 kg per m2 of floor40 to 70 kg per m2 depending on load
Drawing cycle2 to 4 weeks4 to 8 weeks
Fabrication lead time4 to 8 weeks6 to 12 weeks
Site erectionBolted, 3 to 6 weeks for 2,000 m2Welded and plated, slower
Best fit in the UAEWarehouses, workshops, logistics units, plant shellsProcess plants, crane gantries, multi level frames

In UAE conditions the deciding factor is often corrosion rather than strength. Coastal plots in Abu Dhabi and Dubai sit in hot, humid, salt laden air, and inland plots carry dust that abrades coatings on thin sections. Hot dip galvanising gives PEB members a service life that paint alone cannot match.

Scope checklist to send a PEB contractor

Send this list with your enquiry and every bidder prices the same building.

  • Clear span, bay spacing, building length and width
  • Eave height, ridge height and roof slope
  • Roof and wall profile, single skin or insulated panel
  • Insulation type, thickness and the U value you need
  • Crane capacity, hook height and crane class
  • Mezzanine area, loading and staircase position
  • Openings: roller shutters, personnel doors, glazing, louvres, roof hatches
  • Fire rating set by Civil Defence
  • Design wind speed and exposure per the local code
  • Coating: galvanising, paint system and dry film thickness
  • Anchor bolt plan, foundation tolerance and setting out responsibility
  • Scope boundary: foundation, slab, MEP, fire fighting, permits

Four lines move the price more than anything else on a PEB warehouse building in Abu Dhabi: span, eave height, insulation and crane.

What PEB steel costs in Abu Dhabi

For a single storey industrial shell in 2026, budget AED 300 to 450 per m2 of built up area for supply and erection, or AED 4,000 to 6,500 per ton of fabricated steel delivered and erected. Those bands assume a simple rectangle, single skin cladding, no crane and no mezzanine.

Worked example: 2,000 m2 workshop in ICAD

Take a 2,000 m2 workshop with a 30 m clear span, 8 m eave height, single skin colour coated roof and walls and 50 mm glass wool insulation.

  • Primary and secondary steel: 50 to 60 tons at AED 4,200 to 5,800 per ton, so AED 210,000 to 348,000
  • Roof and wall sheeting: about 3,300 m2 at AED 90 to 140 per m2 installed, so AED 297,000 to 462,000
  • Flashings, gutters, downpipes, fasteners and sealants: AED 50,000 to 80,000
  • Setting out, mobile crane and supervision: usually inside the per ton rate, budget AED 60,000 to 110,000 if you buy supply only

That lands near AED 560,000 to 830,000 for the shell, or AED 280 to 415 per m2. The same building in Mussafah with restricted access and night shift rules can add 5 to 10 percent to erection.

What pushes the number up:

  • Clear spans over 30 m and eave heights over 9 m
  • Insulated sandwich panels instead of single skin, add AED 60 to 120 per m2 of sheeting
  • Hot dip galvanising, add AED 400 to 800 per ton
  • Crane runway beams and heavier columns, which can take the building to AED 550 to 750 per m2
  • Mezzanine floors at AED 900 to 1,600 per m2 of mezzanine area

Foundations, slab, MEP, fire fighting and authority fees sit outside these figures.

Approvals, documentation and lead times

In Abu Dhabi the permit runs through DMT and the municipality, with Civil Defence reviewing fire rating and insulation and a third party inspector signing off the structure. In Dubai the route depends on the plot or free zone authority, so confirm the submission path before you freeze the design.

Ask for:

  • Mill certificates for plates and sections to EN 10204 3.1
  • WPS and PQR with welder qualification records
  • Galvanising certificate to ISO 1461 or ASTM A123
  • Paint data sheet and dry film thickness report
  • Bolt and anchor certificates, as built drawings and warranty

Programme from PO to handover

  1. Kick off, design freeze and approval drawings: 1 to 2 weeks
  2. Structural approval and Civil Defence comments: 2 to 4 weeks
  3. Shop drawings and fabrication release: 1 week
  4. Fabrication, galvanising and painting: 4 to 8 weeks
  5. Delivery, steel structure erection and cladding: 3 to 6 weeks for 2,000 m2
  6. Snagging, touch up, as builts and handover: 1 week

Plan on 11 to 20 weeks for a straightforward shell. Ask which shop will fabricate the order. A Jebel Ali or Dubai shop with its own transport reaches Abu Dhabi sites in a day, which matters when cladding arrives in phased deliveries. Our notes on steel structure erection in Abu Dhabi cover the site side of that sequence.

How to shortlist a PEB steel company

Shortlist on capability, not on the lowest rate per ton.

  • In house design and structural steel fabrication, so the frame is not subcontracted twice
  • Monthly tonnage capacity that fits your programme
  • Own erection crews and lifting equipment
  • A licensed engineer for the Abu Dhabi submission
  • HSE record, insurance and method statements
  • Reference projects at a similar span and crane loading

Quote comparison template

Ask every bidder to complete the same lines so the numbers can be read side by side.

  • Scope line item and whether it is included, excluded or by others
  • Assumed tonnage for primary and secondary steel
  • Sheeting area for roof and walls
  • Rate per ton and rate per m2
  • Coating specification and thickness
  • Insulation type and U value
  • Erection included yes or no
  • Programme in weeks from PO
  • Payment terms, retention and offer validity
  • Warranty period

Two bids that look AED 200,000 apart usually differ on cladding area, galvanising or erection. Fix the scope list first, then compare rates.

Frequently asked questions

How much does a PEB steel building cost in Abu Dhabi?

A single storey industrial shell runs about AED 300 to 450 per m2 of built up area in 2026, or AED 4,000 to 6,500 per ton of fabricated steel supplied and erected. Cladding sits at AED 90 to 170 per m2 installed, and cranes, insulated panels and mezzanines push the figure up quickly.

How long does a PEB building take from PO to handover?

Expect 11 to 20 weeks for a standard industrial unit. Design and approval take 2 to 4 weeks, fabrication and coating 4 to 8 weeks, and erection and cladding 3 to 6 weeks for a 2,000 m2 shell. Late design changes are the usual cause of delay.

Is a pre-engineered steel building in Dubai or Abu Dhabi right for every project?

No. PEB suits warehouses, workshops, logistics units and plant shells where spans are long and loads are moderate. Multi level process structures, very heavy crane gantries and buildings with complex geometry usually go hot-rolled or composite.

Do I need a consultant for approvals in Abu Dhabi?

Most clients appoint a licensed consultant to submit to DMT and Civil Defence, or to the relevant Dubai authority. The PEB supplier provides calculations, shop drawings, mill certificates, WPS and PQR and as built drawings for that submission, so confirm the split of responsibility in writing.

Which documents should come with the steel?

Mill certificates to EN 10204 3.1, WPS and PQR with welder qualifications, galvanising certificates to ISO 1461 or ASTM A123, paint DFT reports, bolt certificates and a full set of as built drawings. Ask before the first delivery, not at handover.

Can you erect on a live industrial site in Mussafah or ICAD?

Yes. Phased erection works around operating plants when the lifting plan, permits and HSE documents are approved before mobilisation. Night shifts and weekend working are common on restricted sites, and they add to the erection cost rather than the steel cost.
