What a fabricated steel mezzanine is and the four types buyers specify
A steel mezzanine is a structural frame that creates a second level inside an existing building envelope. It is fabricated off site in transportable sections, then hot-dip galvanized or painted, delivered and bolted into place. Frame and deck are designed together, because the deck load feeds straight into the beam sizes.
Industrial mezzanine fabrication in the UAE almost always falls into one of four types.
| Type | Typical use | Main design driver |
|---|---|---|
| Storage mezzanine | Pallet racking, cartons, spare parts | Uniform live load of 5 to 7.5 kN/m2 |
| Plant access platform | Chillers, pumps, AHUs, valves | Point loads and headroom clearance |
| Equipment platform | Compressors, tanks, generators | Vibration and dynamic loading |
| Office over warehouse | Supervisors, QC, staff welfare | Fire rating and acoustic separation |
Storage decks dominate the volume. A 200 m2 deck in a Jebel Ali logistics unit and the same deck in Sharjah Industrial Area price out similarly per square metre, but an older Sharjah slab often needs additional pad foundations under the columns, and that shows up in the quotation. Mezzanine floors sit inside the same workshop scope as our structural steel fabrication services.

Design inputs the fabricator needs before quoting
You cannot get a firm price without four inputs: live load, dead load, clear span and fire rating. Everything else, including section sizes and column grid, follows from those.
Live load and dead load
Live load is what moves in and out: pallets, racking, people, forklifts. Dead load is the deck, beams, services and any ceiling. A light storage mezzanine is usually designed at 5 kN/m2. Heavy pallet use pushes that to 7.5 or even 10 kN/m2. Understating live load is the most common reason a structural submission comes back with comments.
Typical steel mezzanine design load in UAE practice runs at 5 kN/m2 for light storage, 7.5 kN/m2 for standard pallet storage and 10 kN/m2 where fork trucks drive onto the deck.
Spans and steel grades
S355JR is the default for primary mezzanine beams and columns in the UAE. Its higher yield strength gives shallower beams for the same span, which matters when clear headroom under the deck is tight. S275JR is still perfectly good for secondary members.
- Primary beams over 6 m: S355JR
- Columns: S355JR, typically 200x200x8 SHS or a UC section
- Purlins, bracing and kick plates: S275JR is usually adequate
- Deck: chequered plate, grating or a concrete-filled metal deck
Fire rating and site conditions
Fire rating is the input buyers forget. Steel inside a warehouse is normally protected to 60 or 90 minutes with intumescent coating or board. That is a real cost line and it must be priced at quotation stage. Also confirm the existing slab thickness, whether chemical anchors are permitted, aisle widths for forklifts, and which services route through the deck.
Once you have those five items, you can request a mezzanine floor fabrication quote and get a number that holds.
The approval path for a UAE mezzanine
Approval is a documents process, not an afterthought. For mezzanine floor approval, Dubai Municipality expects stamped structural calculations plus general arrangement drawings. Free zone units, including Jebel Ali, DIP and Dubai South, go through the zone authority instead, and the Dubai Civil Defence (DCD) is involved wherever fire-rated steelwork is specified.
The sequence is predictable:
- Site survey and measured drawings of the existing unit.
- Structural design and a calculation report, signed and stamped by a licensed engineer.
- Submission to Dubai Municipality or the relevant free zone authority, with DCD where fire rating applies.
- Comments, revisions and resubmission.
- Approval issued, then fabrication starts.
- Inspection during erection and as-built drawings handed to the client and the authority.
Step six gets skipped more often than any other. As-built drawings, material certificates and weld records are what let a tenant hand a unit back or sublet it without an argument later.

Mezzanine floor cost in the UAE in 2026
Here is the mezzanine floor cost UAE buyers should plan around: budget AED 850 to 1,300 per square metre for a fabricated, galvanized and installed storage mezzanine. Design, calculations and approvals add AED 8,000 to 15,000 per project.
Worked example, a 200 m2 storage mezzanine in a Dubai South logistics unit:
- Fabrication, galvanizing, delivery and erection: 200 x AED 850 to 1,300 = AED 170,000 to 260,000
- Structural design, stamped calculations and authority submission: AED 8,000 to 15,000
- Intumescent fire protection at 60 minutes, if required: AED 90 to 160 per m2 of steel surface, quoted separately
- Realistic all-in range: AED 178,000 to 275,000
What moves the number: clear span, live load, galvanized versus painted finish, deck type, and whether the slab needs new pad foundations. A deck sitting on a strong existing slab is always the cheapest version. A warehouse mezzanine floor in Dubai with 8 m spans and 10 kN/m2 loading can sit 30 to 40 percent above the low end of that band, and it is worth knowing that before you compare two quotes.
Lead times and how to vet a steel workshop
Typical lead time is 3 to 5 weeks from approved drawings to handover on a 200 m2 deck. Approvals add another 2 to 4 weeks, so start the submission early rather than shopping for steel first.
How to check a workshop before you commit:
- In-house cutting, drilling and welding, not quietly subcontracted out
- Hot-dip galvanizing to ASTM A123 or equivalent, with a certificate per batch
- A written inspection and test plan covering material, weld, dimensional and coating checks
- Material test certificates traceable to heat numbers, compliant with DET requirements
- Welder qualification records you can actually read
- A named project contact, not a general sales line
Reviews are a useful cross-check on all of that. APEX STEEL WORKS L.L.C holds a Google rating of 5 from 32 reviews, and the detail in them is consistent with the scope above.

Frequently asked questions
How much does steel mezzanine floor fabrication cost in the UAE?
Expect AED 850 to 1,300 per square metre for a fabricated, galvanized and installed storage mezzanine in 2026. Design, calculations and approvals add AED 8,000 to 15,000. A 200 m2 deck usually lands between AED 178,000 and 275,000 depending on span, live load and fire protection.
Do I need Dubai Municipality approval for a warehouse mezzanine floor?
Yes for a permanent mezzanine in Dubai, and free zone units go through their own authority such as Jebel Ali or Dubai South. You will need stamped structural calculations, GA drawings and DCD approval where fire-rated steelwork applies. Building without approval risks fines and a failed handover at lease end.
What load can a steel mezzanine floor take?
The load is whatever the structural design specifies, not what the steel can theoretically carry. Storage mezzanines are commonly designed for 5 to 7.5 kN/m2 live load, heavy pallet use can reach 10 kN/m2, and plant platforms are designed around point loads instead. Give the fabricator your actual racking, material and forklift weights.
What is the difference between S275JR and S355JR for mezzanine floors?
S355JR has a higher yield strength, so beams can be shallower for the same span and load, which is why it is the default for primary mezzanine beams and columns in UAE warehouses. S275JR is fine for purlins, bracing and secondary members where span is not critical. Mixing the two grades in one frame is normal and keeps cost down.
How long does mezzanine floor fabrication and installation take?
Fabrication takes 3 to 5 weeks after drawings are approved for a 200 m2 deck, and approvals add 2 to 4 weeks on top. Site installation is usually 5 to 10 working days. Ordering steel and booking hot-dip galvanizing slots early is the single biggest lever on the programme.
